Convenient & clean, but skip the buffet breakfast.
This hotel was very good overall, but VERY busy (we were there on a holiday weekend), so there was usually a long wait for an elevator. The biggest disappointment was the buffet breakfast, which was terrible and definitely not worth the price. Also annoying that you couldn't charge it to your room, as my family tends to go at different times ( 2 early-birds, 2 late sleepers). It was very conveniently located and great that they had very comfortable rooms with 4 beds. There's a public bath (onsen) just a block from the hotel that just 100 yen per person if you're comfortable going with the locals and already know the drill. (Men & women bathe separately.)

Off the beaten path
The hotel is not visible from the main roads. Cab drivers had a difficult time finding it -- had to use their GPS. Clerks, management very friendly and helpful. Two restaurants, but neither one great. The room is small, but bathroom facilities were very good. Our biggest complaint was that there wasn't much in the way of restaurants or shopping nearby. One can walk several blocks to find Japanese restaurants, not much else.

The people make this a great place to stay
GREAT helpful staff make this hotel. Front desk arranged a cab to early fish market which got us there in perfect time, front desk arranged bus airport transfers, room cleaner folded perfectly some shirts I left out by mistake, and porter with luggage (no tipping) gave me the best explanation of my new room I have ever had (including actually showing the emergency exits from my room). I know little things but it just shows the quality. Very easy walking distance to two different subway lines (u will need to use the subway), lots of convenience stores close by, and lots of small fun restaurants within easy walking distance. Rooms average size, comfortable, great toto toilet, 2 English tv channels (the porter will show u how to turn off the Japanese dubbing), AC, Fridge, no safe, we did not get breakfast at hotel. Bus service to airports for a fee (buy return on arrival at airport for a discounted price , pick up metro pass as well). Heck they even sell stamps for postcards and mail them for u.

a little outdated but still clean and well located
Shiba park hotel was the only 3 star hotel that wasn't overpriced (>200$) although it was already a little bit more expensive than our budget (around 150$). It's near daimon station and a good compromise between being near the touristic neighborhoods and an easy way to Narita airport. It's very central. You can take a long walk to Ginza easily if you don't mind. It's walking distance from Tokyo tower. Shinjuku, shibuya and asakusa are all within 30-45 minutes of subway. The hotel is near a toei line (the nearest) and a subway line so you can choose either if ever you want to take a day pass for either company (which is cheaper). Staff was helpful. convenient stores near hotel and fast food/restaurant too but we never ate there. the hotel is a little outdated but the rooms are still clean and the beds comfortable. A/C works fine but is not very strong. There is also a washing/dryer machine (not free but not expensive).
