*Bed room is too narrow to manouver *Lift was not functioning, had to strain 59 flight of stairs 2-3 times a day-people with heart attack could collapse. *Otherwise property availability is quite okay.

Rooms are very small. The location is very quiet and no night noise. Easy walk to tube and various bus lines. Easy walk to a variety of ethnic restaurants.

The room definitely needs renovation as well as the hotel except for the registration area. The room was stuffy and it was pretty hard to find it on the first floor. The shower was strange, it comes from ceiling. Walls were with spots. However, the room has kettle, tea, towels, shower gel, shower cap and hairdryer. Breakfast was good with large variety. If you need to leave luggage at the hotel for a day after you checked out you need to pay 1 pound it it is after 12pm.

I was booked into a filthy, dirty, unsafe room in the basement, B29, measuring 2metres X 3 metres, no window lock, rusty, filthy shower, cracked ceiling tiles, dirty shower curtain and drapes. No fire escape plan on bedroom doors, hallways a maze of filthy carpets, chipped paint, fire doors open during day allowing intruders from the street. Could not change room for two days. Heard others later making same complaint. Although upper rooms had been refurbished (and I had to pay £10 per night extra to get one for last couple of days!)' the basement, in my opinion was a fire trap and a health hazard. Only one working elevator for entire five floors, and that was dirty and unreliable, too.

The check in desk was understaffed and less than ideal. At 3:pm there was a long line up and 1 person to register (seemed unorganized). Eventually another person stepped in. The check out day though still a one person show was better. My first room was in the basement and was dark and musty. My husband (who later ended up in the hospital with pneumonia) couldn't stay in it. They moved me to a room on the main floor that was an improvement. The hotel room was tired and the bed was okay though for not much longer. The room was clean. The breakfast was good. One lady was working hard to clear tables for guests while 2 younger woman preferred to talk to each other and watch the TV screen to clearing. There were many tables with plates left on them. The concierge was helpful in getting us to the hospital. Not the worst place we stayed but definitely needs improvement on many levels.

Great location. We had a recently renovated room - very nice. The included breakfast is very good. Charging for refills of the in-room coffee service and to leave bags for a few hours after checkout were annoyances, diminishing an overall good impression.

I stayed at this hotel many times. it's very centrally located. walking distance to Bayswater and Queen's way tube stations. The staff at this hotel are the best, really high quality customer service.
