Location, Location, Location
The hotel exceeded all of our expectations. Great access to tube and rail station, easy access to theatre and close to Hyde Park so that we could get out for our regular morning walk. A real gem of a place

Disappointed
First evening my daughter and I visited the restaurant which was nice, a bit small, but not busy. Upon returning to the room, we found there was no hot water. It was ice cold. I called front desk, who said there was a problem with the boiler. Would have been nice if they had informed us of this when we said good evening to the front desk only minutes prior. There was no time frame given as to when it would be rectified. At 8:30 am still no hot water, front desk said wait 40 mins. At 11:30 am water has warmed just enough to use. Front desk said they would offer us a no charge breakfast, when I asked about making it right. I left it at that, and contacted hotels.com, who informed the hotel would not do anything for our inconvenience. That said hotels.com reversed our first night charge no questions asked. Pipes and boilers break. It’s how problems are dealt with that makes the difference. The hotel itself was unhelpful and unsympathetic in this regard.

Stay here frequently for business but this time the room and service was not great . The room was very noisy on ground floor and was on a corridor that seemed to be used a lot by staff . I think the room must also have been near a kitchen area as there were strong cooking smells at various times during the evening and night . The water was not replenshied during my stay so I had to do that myself and the toiletries in the bathroom were also not re stocked

Wonderful Introduction to London
We stayed at Roseate House for two nights in advance of connecting with a 23 day grand tour of Great Britain and Ireland; a trip that was planned in celebration of my 70th birthday. The staff at Roseate House generously upgraded our room and shortly after we checked in a staff member arrived with a beautifully plated slice of cake with Happy Birthday written on the plate with white frosting. The staff was friendly and helpful at all times. We were given a wonderful recommendation to a local pub for dinner and the daily breakfast was delicious and unhurried. The location was incredibly convenient and walkable to some of the most beautiful sections of London. After our stay we had to move to a different hotel to meet our travel group, but I have to say I wish we were still at Roseate House. Thank you for such an enjoyable first few days in London.
