Roseate House London, London
First evening my daughter and I visited the restaurant which was nice, a bit small, but not busy. Upon returning to the room, we found there was no hot water. It was ice cold. I called front desk, who said there was a problem with the boiler. Would have been nice if they had informed us of this when we said good evening to the front desk only minutes prior. There was no time frame given as to when it would be rectified. At 8:30 am still no hot water, front desk said wait 40 mins. At 11:30 am water has warmed just enough to use. Front desk said they would offer us a no charge breakfast, when I asked about making it right. I left it at that, and contacted, who informed the hotel would not do anything for our inconvenience. That said reversed our first night charge no questions asked. Pipes and boilers break. It’s how problems are dealt with that makes the difference. The hotel itself was unhelpful and unsympathetic in this regard.

Great location and excellent, friendly staff
Just stayed for one night before traveling back home. I suspect we got lesser room because of the short stay, which I understand. Our room was in the basement, smelled quite strong of dampness and air freshener, and the bed was sagging. However, the staff were lovely and very helpful, the look of the room was nice, it felt private and quiet, and the location was great. I strongly suspect the rooms in the main part of the hotel are lovely if you are staying for more than one night.

Just right!
Stayed for 3 nights with my wife. Everything was just right. Good location - a busy street but pure silence in the room. Dark out curtains meant we could sleep in and not worry about daylight bothering us; ordered room service breakfast twice and the selection was great and was filling, a great way to start the day with breakfast in bed. Lancaster Gate and Paddington Tube Stations were a short walk away and very convenient to get wherever we needed to go. Had the 4 post suite room. The separate living space was worth the upgrade from the Executive Double Room. The cookies were a nice touch and since we had just got married, the staff left chocolate dipped strawberries in our room which was a nice touch as well. When needed, the wifi was excellent. Decor was tasteful. Happy we selected a boutique hotel over one of the known brands. Upon check out, we were warmly greeted by Loubna, the duty manager. Overall, an excellent stay.

Very Good8.0
Pleasant hotel in good location
I stayed one night in room 507. Good: The room itself was very comfortable, cozy and nicely decorated. The room seemed to be well insulated and I didn't hear other guests or hotel staff, furthermore my window faced a courtyard which was quiet. The room and hotel public areas were spotless. Bad: Unfortunately, being on the lower level meant that I could hear a gently rumble of the Underground trains, and while it wasn't "loud" it actually was enough to wake me a few times. There was a strong air-freshner artificial fragance smell that started coming in the air vent at around 6:00am and lasted about an hour. The room had complimentary Nespresso coffees and tea, however the Nespresso pods are a terrible waste of plastic and the tea bags were in plastic wrappers (not eco friendly; very wasteful). Although it was a pleasant enough stay, I would likely try another hotel on my next visit to central London.
