Great location but outdated.

The hotel was outdated and smelled musty. We got a king sized ocean view. The sink and shower were backed up and they had to come assist with the drainage. The bed was also super uncomfortable and the bedding seemed to lack fitted sheets.The location was wonderful. But the staff at the bar / restaurant seemed just annoyed or unhappy at their jobs and at times rude with simple questions. We were a family of 6 renting 3 rooms.

Nice stay

We chose (price wise) the tower that is currently under renovation so things were a little worse for wear there, but we knew that going in due to their communication. The service was excellent and the lobby is lovely. Highly recommend.

Great location

Great location near the shops and restaurants. There is continued remodeling going on at the locations. The fitness center has been upgraded from my last stay. The pool area is nice but the attendant seemed be a littel overbearing, karen type unfortunatey. The bar and restaurant on the water is great and the have their own hula show as well. The resort is one of two best for the area near the town Kona. The rooms are spacious and have balconies. My standard room still had a great ocean view and a view of the bay by the town.

Little shop of terrors

Horrible trip from the moment I walked up to the new host to check me in. Rude and she put me I a room on the furthest away building that was old and bare minimum they call standard. I went back made a big fuss and wanted to just leave but they moved me and the room was better EXCEPT—- the water leaking from my ceiling bathroom! Went down for breakfast and sat at the bar ordered my breakfast and I was cold and didn’t taste good as the bartender couldn’t find the time to bring me butter or jelly. It just goes on and on.

under remodel

I stayed for a night in the opposite tower. All of the floors were covered with plywood, i assume they were going to be remodeled. Room itself was pretty nice, but still a bit dated. Staff was friendly and easy to work with. I had a few drinks at the bar, very pleasant.

Time to Pivot

Our flight was canceled so we decided to stay the night in Kona. We didn't unpack our bags but had an opportunity to eat both dinner and breakfast on-site. The property is dated but you can't say anything about the awesome location and and chill vibe this hotel has. Loved it!

Expensive and underwhelming

In general, the hotel was very dated and I was also underwhelmed with the room. Nice view, but the bed and couch were very uncomfortable. The AC was cold but blew straight at the pillows (i.e. my face). Sheet and top were very thin, so I had to ask housekeeping for a proper blanket. The food and drinks were good, and no reservation was needed for the pool chairs.

Great Location, but …

If not for the excellent location (walking distance to Kailua town, and the sunset views are spectacular), I would seriously consider staying somewhere else on my next trip (approx. every 3-5 years). The exorbitant resort fee is a ripoff, and to charge for self-parking ABOVE AND BEYOND the fee is almost criminal. What do you get for this fee? 2 bottles of water — for the stay, not each day! — doesn’t come close to justifying the fee. I was given a coupon for 2 Mai Tais; when I explained that we do not like Mai Tais, I was told that this is not exchangeable for anything else (I was even willing to redeem them for a single drink of another type, but we were basically told ‘too bad’ — I guess guests who do not drink alcohol are similarly just out of luck. There are no snack or beverage machines. The fitness machines are hard to figure out, and unlike any I have seen in other resorts. If the fee is going towards resort maintenance, the results are not obvious; the place is somewhat run-down since our last trip (the ponds are filthy). And I find it insulting that visitors for the luau might find parking more easy than paying guests. And for the third time, I will argue for a hot tub (and you can certainly find a place for it; several years ago, I was told ‘yes, many people make that comment.’ So, why don’t you heed such comments?) The food at Don’s is good, but there should be lighter options for those who just want a snack (see comment about lack of machines above).
