Quiet Location
The staff were fairly friendly. It is a great central location close to the bandstand but not so central that it is very noisy. The hotel is in need of modernization aside from the newly renovated dining room and bar/lounge. The rooms were clean and well-appointed but the sink seemed blocked and water wasn't going down the drain properly. The entrance step has missing tiles and was a bit of trouble for my father who uses a mobility scooter, they do have a portable ramp but I lifted the scooter as the staff were usually busy. There isn't much hotel parking but a few disabled parking spots along the front, I imagine in peak season it would be quite challenging to fine parking, leave your car and arrive by train if you can.

Great Hotel
Great Hotel and worth the 10 pounds extra to get the sea view. Very comfortable and lots of room. The only down side was that the wi fi was quite slow or not available in the room. Reception staff member was awesome.

Unfortunately would not teturn
Hotel staff were lovely but our room was small dismal and badly in need of an upgrade. Also couldnt have a cooked breakfast with room service. Couldnt understand the rules about what you could and couldnt have for breakfast and why you were expected to pay for some standard items. The best thing about the stay was the cheerful and helpful attitude of the scottish guy who served us at breakfast.

Unfriendly check-in
Have stayed at Kings Hotel several times including for about 15 nights last November and December. Always happy, good hotel, good staff, great location, decent price. But this time for a 5 night stay check-in staff were unfriendly, almost rude. Everyone else great as always. I'm staying in Brighton for most of January and February and would have automatically booked the Kings. As a result of bad check-in I've booked my next two stays at different hotels.
