Friendly and obliging staff but very cold
Couldn’t fault the room on cleanliness. Towels small and thin but I don’t mind that. Worst thing was the cold. No heating on in the room at Xmas time and although there was a heated rail in the bathroom I couldn’t feel any heat, so was cold most of the time. Person in reception readily leant me a heater when I asked for one on arrival and told me to check the radiator, but there was no knob to turn. However, said radiator was on in the morning when I was leaving- too late. Room is very small, but was expecting that from the pictures. I was allowed to leave my luggage after check out, which was very helpful. Breakfast was next door; I was the only one there so got very good service from a friendly waitress. There was quite a good choice for full cooked breakfast, also cereal and juice. It was ok, not the best but quite good. All the staff I saw were friendly and helpful but there didn’t appear to be anyone about much of the time to answer any queries. I wanted to ask how to access the internet- I later noticed it was written on the back of the room key-, and about the missing radiator knob. It would have been nice to have been told about this and about how to contact someone if needed. Basic, but clean accommodation to sum up. Is in a central position close to the seafront and town centre which is a bonus. However, I wouldn’t stay there again as it didn’t feel comfortable and I found the pokey room rather depressing.

Great location and value for money
Perfect location for everything in Brighton! Stayed on the coldest night of the year and the room was freezing but staff were happy to supply us with an extra heater. We were on the top floor and had heavy cases and once again the staff were happy to help. Good value for money and a very nice cooked breakfast in the morning.

Fab area....parking a nightmare(That's Brighton).
Although the guest house was a bit dated the room was clean & bed very comfortable. The shower room was very cramped for me though worked well. Breakfast was ok, nothing special but poached eggs not runny(i'm sure everyone likes a runny egg). The staff friendly & attentive.
