Nice room, just way too much noise...
I booked in for the night on a business trip as it seemed to be in the right location and the price was good compared with the other Leeds hotels on the date. The reception is a bit odd, like being in someones office, but this might be due to it being a small hotel. The rooms are nice and fairly well looked after. The main point to note about this hotel is the noise - it mentions it on the Hotels.com page that the hotel is located above a bars and near night clubs - so I was prepared, but had I not had a couple of beers I would not have been able to sleep until the bar / club had shut. I would be happy to be in this hotel if my trip to Leeds was to go out the bars / clubs, but as it was not, then it was not a suitable hotel selection for me.

Room above pounding bass resulted little sleep!!
The hotel is very difficult to find, not signposted and tucked round a corner. The hotel has a locked front door that you are not given a key to, you need to press a button for entry. The room itself was nice, exactly as in the pictures. The rooms are described as non smoking. My room had cigarette burns in the carpet. The biggest issue with this place is noise. Its directly above a nightclub. The music was pounding (cups an saucers on table rattling type pounding) until 1am on Tuesday night, and 2am on Wed night. Would be perfect if you were going out parting (location is perfect) but for business this was a nightmare. Hotels.com have this info about the hotel tucked away. I paid £198 for two nights with very little sleep... You make your own mind up whether or not this was value

Amazing location full of live
Is situated in the centre of the city, full with amazing restaurants and pubs with live music and full of live. There is no air/con so if it’s a hot day you need to decide between feeling hot or the noise from the street. Otherwise is brilliant

It's above a night club
This hotel is located above a night club. A tell tale sign as you enter the room are the ear plugs, but that didn't stop the building vibrating until 3am. It is also right next to the railway line, so just as the music and noise stops the trains start. Room itself was good and the staff very friendly but not much they can do
