Would not go back.
For the price of the room, I would have expected better quality furnishings. The sofa bed was beat up and old and had lost its cushioning. The vanity area above the sink, where the ventilation resides, includes black mold around the side. The pool area is pretty but definitely smaller than what you see online. The pool drinks were $15+. The construction was going on night and day. Just a rather unpleasant experience.

There is better out there, but it was OK
The photos look way better than the actual property. The property is large, faded, and from a different 70's/80's era with a hoakie western theme. The rooms were dark, but clean. The resort/pool area was nice and well-run, enjoyed the convenience store on property, but way overpriced.

Hotel was okay. Check in 4p. Waterpark closed at 6p. Slide was only open 11-4. Lazy river tubes deflated. Hot tub seemed dirty. One was working other one cold. Shampoo was empty. Door wasn’t sealed at bottom. Had to really work with the latch to make it close properly. Seemed very over priced!!!! Beds were comfortable. Liked having a little living room.

I do not recommend this hotel. The carpet was disgusting. Stains everywhere. The room was shabby and dated. The fridge didn’t work. No microwave. The counter tops weren’t clean.
The pool area was fun for the kids, but they ran out of towels every day at 2pm. The bathrooms lacked soap and paper towels. It took an hour to get a snack.

Not comfortable.
Unfortunately, this place wasnt worth our money. The only good part was the River Ranch water park area. The rooms are very outdated, the furniture in the rooms are overused, dirty, beat up and not comfortable. Our door was jammed and the hydralic piece kept detaching and the door would slam closed. Carpets are dingy and the tv didnt work. No comfortable at all and the service was mediocre. So many people in the water park as well, food was 2 hours backed up and so many kids making messes unsupervised. Wont stay again.

Lots of opportunities to improve!
The check in process was smooth and efficient, but other than that a lot of opportunities to improve. The rooms are in desperate need of updating, the pillows were flat and we couldn’t get an extra blanket because they were out of them. (Never heard of that) Half the hot tubs weren’t working and there were cigarettes butts in one it also was very dirty. It could be such a beautiful property with some investment and with the prices of the rooms and the food I know they are making money.
