Good service overall, and close to a main road with plenty of taxi service available. It's on a residential side street, across from food vendors, small family businesses, and a Buddhist school. Less than 15 minute driver to the downtown.

I booked the hotel as it was close to the office (5 mins walk). It's also close to at least two supermakets (one of them open 24 hours) ATMs and local shops. Even though the hotel is situated on a small busy street the room was quit at night.
Hotel:
Restaurant on top floor serves breakfast (though fairly slow service, so show up with at least 30 mins to spare). The selection is not great, but will make do. Lunch and dinner service is okay for "local" dishes e.g. the sandwiches are not sandwiches but bread with ketchup and one leaf of lettuce.
Room:
Clean, A/C works, small variety of tv channels, Wifi works great. The handle of my door came off the first day I stayed, but they fixed that in a jiffy.
Overall, I would recommend the hotel, and would be happy to return for another stay.
As this was our first visit to Myanmar, the hotel was recommended to us as good value for money. We did our own research and found during our stay that it was exactly as advertised. The staff were very courteous, friendly and helpful despite the language barrier. We also met people staying there from all over the world. The room was clean and comfortable.
We had a room with a window on the top floor which looked out over a wide panorama. The rooftop restaurant had good views of parks and the Pagoda and the breakfast was ok, especially the pancakes on the weekend.
Overall, you need to go with the right mindset about what your expectations are. This hotel is a little gem nestled within the reality of how many of the local people have to live in this area. The city's many sights, sounds and smells are all part of the life-changing experience.

Laundry Service funktioniert nicht. FrĂŒhstĂŒck sehr schwach. Kein Service. WĂŒrden wir nicht mehr buchen. Einzig die "NĂ€he " zur Schwedagon-Pagoda entschĂ€digt etwas fĂŒr die Nachteile.
Mila Noe was great. We enjoyed our stay. The staff was nice, but didn't speak much English. The room was spotless and the air con worked well. The bed was nice and linens were clean. Breakfast was good and served on the rooftop. Loved the neighborhood!! This hotel sits in the middle of a locals neighborhood, so it offers more of the local vibe.
Don't let the gritty appearance of hotel exterior fool you. Nice and clean inside. Staff received me well and smiling despite arriving in the middle of the night. At all times were they courteous and forthcoming.
Breakfast included is plentiful and varied.
Hot shower, clean and nice bathroom.
Bed was the only downside; despite good pillows and bedding I found the bed/mattress too hard. Could be a personal quirk but, really, I would be glad to use the hotel again. Close to People's Park, the River and Schwedagon Pagoda.
This is a new, contemporary hotel catering to Westerners, but located on a "local" street. For me, it was a 10. Staff was so polite and accommodating. The rooftop was getting renovated during my stay, but I think it was just a 2-day process and should be good now. A great spot to relax and look at Shwedagon at night. The street gives a very good look at local life. Wifi was very good and the room itself was very, very comfortable.
Ich hatte ein gĂŒnstiges Zimmer ohne Fenster, das hat mir aber nichts ausgemacht. Das Bett war bequem, das Internet hat funktioniert, das Zimmer war sauber. Die Dachterrasse ist sehr nett, auch wenn der Service sehr langsam und etwas unbeholfen ist. Man braucht zwar ein Taxi, um in die Innenstadt zu gelangen, aber dafĂŒr sind der People's Park und die Shwedagon Pagode in der NĂ€he.
My friend and I stayed here for a night and were thoroughly impressed. It's a new hotel smack in the middle of a typical Yangon neighborhood. Old, tall, dirty apartment buildings surrounding it but it's a great experience for someone visiting Myanmar for the sort time as there are street vendors and street food easily accessible. I read reviews before booking and I can honestly say, dinner on the rooftop is worth it. The view of the Shwedagon Pagoda is perfect at night and our food was really tasty. (Hotel prices of course but much cheaper than other hotels) the breakfast was very good as well and made to order(not your typical lukewarm buffet food). I'd definitely recommend this place to anyone. The staff is super friendly, the rooms are very clean, the bed is comfy, the food is great and it's in walking distance to Shwedagon Pagoda. I only hope they don't go up on their prices because I will stay here again.
On a positive note, the staff was very friendly and eager to please. The hotel itself is a a rather squalid neighborhood(although in all fairness most of Yangon is steeped in squalor). Not many restaurants for tourists nearby--we had to eat in a mall just to find something that was palatable. Fine for backpackers or low budget travelers but anyone expecting anything more would be disappointed. The rooms don't have windows, which is thankful given the noise and smells of the surrounding neighborhood. Rooms were nice, clean and modern. Breakfast was included, but rather uninspiring(also a common theme throughout Myanmar in general).
