Can do better….
The hotel is centrally located with easy access to anywhere. The cleanliness of the towels and bed linens need improvements. Black tiny spots/insects can be found on the linens which caused skin itch and rashes. The two lifts which serve the upper levels seem slow and always crowded during check out hour and weekend evenings.

Good business and family hotel
Good hotel in a very central location, near subway and plenty of department stores. Wide range of dining options within walking distance. Rooms are somewhat small, as it’s typical in Japan, and could be cleaner, especially floor carpets. Breakfast buffet is OK with a rather limited selection. Staff are very friendly, helpful and speak good English.
Staffs from car park to reception are helpful and pro-active. Location is convenience for shopping and sightseeing.

No Laundry and Locked Entrance Doors
The hotel details stated that there were laundry facilities, but there are no laundry machine, only outside laundry services. It was difficult to enter the hotel from the street level at night since the doors except one were all locked. Other than that the room was modern, clean, and well maintained. The location was very convenient since it is located over the Tenjin station with Dean & Deluca located at the bottom floor with easy access to Mitsukoshi and Iwataya.

We loved everything about this hotel except for the faint smell of smoke. I was told the room is non-smoking, but it definitely smelled like somebody had smoked in the room before. It wasn't a strong odor, but I am pretty sensitive. I would notice it after I'd been away from the room, but then eventually get used to it if I just ignored it.
We left the area and returned to the hotel at the end of our trip. Different room, same floor, same smoky odor. I had forgotten about it but just got used to it again.
Other than the faint-but-definitely-there odor, we had a wonderful stay both times. We added the breakfast buffet, which could not be more convenient and was quite enjoyable with the 17th floor views. Service was great all around.
