Location is good. The room is big and nicely designed. However the room is dusty at some corners, the towels are dirty and the pillows smell awful.. the fan has not been cleaned for long, I guess. The manager and staff are friendly and helpful though.... the hotel has no lift but they help to carry all our luggage up to our room.

I loved everything about this hotel, except the mattresses ... I have to admit that they were super-firm, which does not appeal to me. But other than that ONE thing, it was great. Our host, the room, the charm of the hotel, location, etc., was wonderful.

Good hotel the staff was friendly and the serivce was execellent. Our only complaint was that the room was a bit musty and damp. This was because when we arrived our room doors were wide open. Other than this the stay was execllent

Nice Homestay in Great Location
This homestay is in a great location, easy walking distance to the Ancient Town of Hoi An (which is especially convenient in the hot weather!). The pool was a really refreshing way to cool down between walking around town in the afternoon and going to dinner. Staff were extremely friendly, helpful, and kind-- everyone seemed genuinely interested in helping me with whatever I needed. Room was nice, with gorgeous tall glass doors (perhaps a bit risky if you're worried about security, though there was a safe in the room). I'd say facilities were on par with a 3-star hotel.

We had a brilliant stay here. We were travelling with two small children and the staff were extremely warm and accommodating to all of us. The breakfast was good and the restaurant attached to the hotel serves excellent food: the best we had in Hoi An.

Amazing place to stay!
We thoroughly enjoyed our stay. We can't say enough about the staff - all of them were helpful, efficient and kind. The room was very spacious, had a comfortable bed, had a large windowed double door and was cleaned daily. The bathroom was modern and clean. Everything we tried from the breakfast menu was delicious and we enjoyed eating them on the outdoor patio. We didn't go in the pool but it always looked clean and had crystal clear water . It is an easy 3 block walk to the 'Ancient Town'. Because it is just off the main street it is relatively quiet. The Tea Garden Restaurant that borders the street has great vegetarian spring rolls - it also does room service

amazing staff, great rooms, great location
stayed here for 4 nights. the staff was amazing! Moved us 3 rooms. the first one we were scared as a number of days before we arrived hoi-an was flooded in about a meter and a half of water, and we didn't want to sleep on the first floor. so we got upgraded (for free) to a bigger room on the third floor. afterwards i also told her that there was no safe in our room for some reason and we wanted one, so we got changed a room AGAIN. Also, i had asked the owner where i can get a mosquito net, and she just went by herself and bought me a mosquito-net in the market! apart from that the staff was very helpful in everything we wanted to do. the location of the homestay was AMAZING. very close to everything. the rooms are very big and nice, and breakfast was delicious.

Lovely hotel owner and great service/location
The main hotel owner lady is sooo friendly and extremely helpful! The hotel was in a great location close to the ancient town. The free breakfast was so good too! Freshly made to order omelette, pancakes eggs etc aswell as juices and fruit. Highly recommended.

Close to ancient town, value for money
We booked for 3 nights and ended stay one extra night because we really like the place. Very friendly and helpful staff, booked airfare for us from Danang to Ho Chi Minh City. Great breakfast every morning loved fresh fruit juice. Handy location only a few mins walk to ancient town. We have also rented a motor bike cross the road from the hotel which allowed us explored more of the countryside. Cooking class arranged by the hotel was a great experience for us.

The staff were wonderful. As we are seniors they motorbiked us to various places and then picked us up afterwards . Great location in center of town. Beautiful accommodation. The only complaint was the hard bed. However they folded two thick blankets under the sheets. Would highly recommend this home stay

A real jewel in a lovely town. You'll love it
This was my wife's and my first trip to Vietnam. The Tea Garden Homestay was a beautiful small Hotel with 10 rooms. The rooms were furnished with modern and comfortable furnishings with floor to ceiling window overlooking the garden where a order from the menu breakfast was prepared for us in the open air restaurant. The hotel is family owned and run. They were all very friendly and helpful giving use guidance on recommendation to a tailor where I had a suit made. I was very happy with the work and the cost. The staff also was helpful in advice of what to visit in the ancient to which was on a five minute walk from the hotel. The teenager was studying English and he and my Wife had an English one morning after breakfast and also later in the afternoon. We were very surprised at the quality of room. I don't think that I have never seen a hotel in this price range this the high quality of the furnishing that the Tea Garden Homestay. We only had 2 nights on our schedule for Hoi An. We enjoyed our stay greatly and really wished we could have stayed there longer. I am sure that everyone would enjoy the Tea Garden Homestay. Everything was top grade from the room, the helpful and friendly staff and the service, and the food.
