I feel this property isn't well-maintained. Bathrooms don't feel clean and the room we got, which faced the park/parking lot, didn't have a good window insulation. That meant that air entered the room through the old windows, and the A/C didn't work half of the time, and the heater in the room was turned on. The bed felt more like a double than a queen size but regardless, my back hurt after sleeping one night. By comparison, Hana Lodge is top-notch and not that much more expensive.

Tired, Dated Basic - a 3 out of 10

Was disappointed with the room - certainly not DELUXE as stated - more like meagre or hardly good enough. Beds were old and saggy - doesnt have some of the things mentioned - no free toiletries, no mini bar, no coffee/tea maker (just some sachets and those supplies were meagre and not replenished - 4 teabags and tiny pottles of milk for 2 days for 2 people. No toaster plates, cutlery or even a dish cloth in the kitchenette. You have to order them from the dining area. Photo's shown are very deceiving - Certainly no flowers on nice bedside tables, no cushions on chair or cute books as shown in the photos. Just the very bare minimums. Lots of scuffed paintwork, worn, moldy or rusty bits in the bathroom Certainly not an 8 out of 10 rating -more like a 3 out of 10 level as it is tired dated and basic.

The room price was good and I was upgraded to a larger deluxe room with a balcony. The bed was very comfortable. However, the decor was very dated and looks tired, particularly the bathroom. The shower handle was detached although still usable. The main hallway carpets had large stains on them. I believe if the hotel was given a good upgrade and redecorated, this would be a very nice place to stay. I would consider staying again.

Found left over litter & dust behind bedside cabinet when locating a socket outlet and shower curtain was a little mouldy along bottom edge otherwise ok. No tea towel, cutlery & plates in the room The beds are very good, just the right comfort. Good shower water pressure, clean linen & towels, hotel service is friendly. V/good breakfast & service.

Arawa hotel is a fine option for the Rotorua area. It is a bit old. The room is very spacious, but most things in the room look relatively old. The restaurant though is very good and very spacious! Staff service (both at lobby front desk and the restaurant) is excellent. There are some restaurants around the area which are good as well.

The property was in great condition. We liked our room which was superior Queen room had two very comfortable queen beds. Bathroom was nice and clean. Room had air conditioning which was the plus point. There was a ceiling fan too. Will recommend to people with young kids as have a lot of space for kids to run around and it was very quiet at night so they can sleep better.
