A old , and dirty hotel.
Old , and lacking maintenance of the hotel and rooms makes it a shoddy place. Rude staff at the reception when I checked in , without a smile, and irritated that she had to be doing work. Felt like I was begging to stay and she was doing it out of her good heart. Tried to use the spa- it was the dirtiest spa I hv come across in Japan. Floor was filthy and the spa itself showed signs of fungus growing on the tiles ..

Let down by the short supply of hot water.
This hotel is literally across the road from Beppu Station. If you hate dragging you luggage onto public transport and down the street then this is extremely convenient.
The staff are friendly, one woman was kind enough to make a dinner reservation for me once we broke the language barrier. It is one of those late check in early check out places but they will hold your bags for you if needed.
They have amenities for tea in the room, but it is one of those rice cooker type kettles that never come with English instructions. There is free wi-fi in the rooms.
Ironically, in a town famous for hot springs this hotel runs very low on hot water. If you like showering in your room this is a problem. Of the four showers I took, only one had hot water, around 7:00am. You may want to utilise the onsens for you bathing needs in Beppu instead if you stay here.

Excellent location
U need to walk for 1 min to reach the hotel from Beppu JR station. The smoking room has no smoking smell & the size is larger than normal hotel in Japan. The public bath is a very good facility for u to relax after a whole day's walking. Hotel staff provides no service at all. If u want somewhere to sleep with an excellent location, it's a good choice. BTW, the 8 onsens are not worthwhile to visit..so boring...Anyway, it's what tourists will do there.

Convient hotel to crash overnight from traveling
It's super conveniently located near Beppu station it was nice to stay here since we were exhausted and didn't have to walk or cab anywhere. Service and amenities were average. The place is old and opposite of luxurious (old building, furniture, stained bed cover, stained wall paper, old sink, etc)
