No hot water. Poor breakfast. Spacious clean room

So this is a budget hotel with more of a motel vibe. That's fine so long as you are expecting it. The property consists of two buildings - one a motel and one more of a hotel coming off a small lobby. There is no elevator to the second floor, but first floor rooms are available if you request them ahead of time. There is no overnight front desk clerk, so keep that in mind if you check in late. The lobby / breakfast area are very small so you may need to take your breakfast back to your room. The wall sign and the front desk clerk both say that breakfast starts at 6AM, but it actually starts when the desk clerk gets around to it. Her shift starts at 7 so breakfast is actually more like 7:15. Breakfast is poptarts, Lenders bagels, fruit loops, and packaged pastries. With milk, juice, and coffee. The actual rooms are pretty nice. The rooms are spacious and clean with a small desk. The mini-fridge is larger than many. The sink is outside the lavatory area. The closet is large for a hotel. Mattresses are typical. Generally, this would have been a good review considering this is a budget motel in an isolated area. BUT, and this is a big BUT. The hot water tank was broken for three of the four nights we were there. We had to take COLD showers for three nights. We were not offered a discount nor offered the opportunity to move to a room in the other building that presumably had hot water. We also were not warned ahead of our stay that there would be no hot water.

What one would expect

Perfectly fine for a budget motel. Thick stiff pillows were kind of neck-breakers for me, so it would be good if there were pillow options. Loud conversation at the front desk at 4:30 am was annoying. The mini-golf would be a boon for folks with children.

Studio room was clean but laid out oddly for the sink and toilet/shower area. They need more wastebaskets for the coffee area. No clothing bags, no baggage cart, the breakfast nook was coffee and all prepackaged foods nothing fresh. Service was very accommodating. Adequate, but not worth the price we paid. $100 non refundable pet deposit was ridiculous.

Lovely Inn!

Room was very spacious and clean. Fridge amd microwave in room, washer and dryer on site for small fee. Breakfast was typical for free continental bagels, muffins, cereal, biscuits and gravy etc. Staff was very friendly! There is a gas station directly across the street with a subway of you sont feel like driving into Davis. It is only a short drive into town and to Blackwater falls:)

The Inn was definitely overpriced for this type of hotel (more like motel). If you do book a room, make sure to get a suite- which are all located in the 2nd building- the normal rooms are all located inside the office building, which sounds like a trailer when you walk through. Very thin walls & floors.. you can hear the people above you constantly.

I had a broken bead tire problem and a front desk employee has a husband who processes tires. That was helpful. I propose that front desk tell guests about number of chairs and coat hangers in the room. They could mention that the microwave in the room is good for making the breakfast oatmeal hotter.

Ok stay.

Room was newly renovated and clean but not very cozy (the lights were a very sterile white). My room was located down the hall from check-in so it was a little bit noisy. The breakfast was so-so: cereal options were only oatmeal and fruit loops, there was never any decaf coffee, and the bananas were rotten. Lots of rules and regulations posted everywhere (no ski boots -- $100 fine, no EV charging $100 fine, only staff can open kitchen cabinets!) which kind of take away from the vibe. I get it, there are things you don't want guests to do, but the messaging and the threat of a fine doesn't feel homey.
