This guest house is a “no”. Location is good. Paid $280 per night. 5 guest rooms that are part of an old building of offices on the other 3-4 floors. Guest house is on the 3rd floor. The old elevator accommodates 3 people. Greeted by garbage cans inside entry of the building. No one at the desk after 3pm. If the guest has any problem or concern there is an emergency phone number to call. There is 1 step down to go into the room (weird glass enclosure) and another step to the bathroom. Bathroom is remodeled nicely. However, no water pressure and a little sink with a shelf underneath for toiletries. Room has no storage. Plan to live out of your suitcase. A cube to hang 3-4 items and the shelf underneath only accommodates a safe. No table or chair in the room just the bed. Will need to eat breakfast on the bed. There are a choice of breakfast items (coffee, juice, breads, cereal) that you need to advise night before what time you want breakfast. They knock on the door to serve the tray. No coffee our last day because the machine was broken. Went to a great cafe around the corner. The area in the alley where the guest house is located is dark and seedy. There was a homeless man sleeping and trash. Lastly, will give credit to the owner who stayed after 3pm about an hour to give us the code and keys the day we checked in. Some pics attached.

Breakfast menu was good, you have to remember you are in Europe, don’t expect a full English breaker. Fresh pressed OJ, cappuccino and cheese and ham toasted sandwich was delicious. Location of hotel is ideal, close to pantheon and a little walk to Spanish steps. A small antique style elevator. I fully recommend.

Great central location and very clean room. Was not what expected from outside though as entrance was in a type of back alley and when through the first locked door you enter where all the bins are kept, it felt very odd for a hotel with such a high rating. Then there were a few stairs to climb with luggage before could use the very old tiny lift to 2nd floor. I had expected to be able to see pantheon from our room but we had a window to back alley car park. That might have been my error in booking or maybe not front room left . Reception open 7:00-15:00 and man on desk was extremely helpful. Air con not working at first but was quickly mended . Breakfast was just okay. Would probably not stay again as expected a little more for the ratings it was given.

Hotel is on the third floor of an older building. The building is in a great location within the city, near many local hotspots. I could get passed a few of the disadvantages of the building, however, the toilet in our room stopped working on day one. The front desk is only operated from 7am-3pm each day, so I left a note the following morning asking for the toilet to be fixed before we returned that night. The good news is that it was fixed, however, there was not toilet paper in the room when we returned. Again, no one to ask for help at the front desk. Also, the shower was very bad. Little to no hot water and even less water pressure. Bad experience there.

The host graciously awaited our arrival, as our flight was a late one. Everything proceeded as smoothly as anticipated, and we were promptly escorted to our room. The room was quite spacious for our needs and was equipped with Sky TV and complimentary Wi-Fi. The view was truly remarkable, offering a vista of the Largo di Torre Argentina ruins, the historical site of Julius Caesar's assassination. Breakfast was prepared and delivered directly to our door, and we had the pleasure of selecting five items from a pre-arranged list. Our check-out process was straightforward, and they kindly stored our luggage until 3 p.m. without any additional charge. We were not in a room with a view of Largo Argentina. We were in an extremely small room over looking a parking courtyard to the back. Entrance to the building left a lot to be desired. Felt substandard and a little dirty. It was however in a great location. We walked to all sights including the Colliseum, Trevi fountain, Spanish Steps, Pantheon and very close to Piazza Navona. Would recommend this area but not this hotel unless possibly the other rooms are better.
