The facility was very nice. The pool was clean and comfortable. The waterfront was enjoyable. The staff was helpful and friendly. Also an excellent location for people fishing out of Bud and Mary’s. The only down side was our balcony view over a roof top with air conditioning units on it!!

Not Worth the money
Breaking my commentary into 2 buckets: decor & infrastructure and location.
Decor and infrastructure. They have obviously resurfaced the hotel. The lobby has been nicely updated. Rooms have been partially updated. We had a one bedroom suite. It was "eh". Two pieces of "art" adorned one wall, others were bare save a mirror over the kitchenette. The kitchenette had no dishes, glasses, utensils, or lighting and a cheap formica countertop. Additionally there was a space for a college fridge but they had placed one in the intended location that was half the size it was supposed to be and it just looked bad. Minimal color, nearly no " style". And inadequate lighting. Stucco walls throughout that just made everything look old. And the balcony had views of the water but also had a lot of noise from the road.
They have a property that is obviously aging and are trying to revive it. The pool is a nice space, as is the patio and bar. They were done well.
Hvac is old and we had some challenges with the ac running far longer than when the room reached the desired temp. (could see both temps in the display)
Location. The other challenge with this hotel is it's location. There is a sliver of a beach which ends at a retaining wall with a 4 for drop to the water. There are steps into a marked swimming area but they are slippery and is not friendly for the old or young.
I would not stay here again nor recommend the property. At nearly 700 dollars a night I expected more.

Overpriced and underwhelming
This place is sooo far out of whack with the price demanded for just basic rooms. I would say that even the premium rooms (which I visited) were as basic as they come. Towels that as super small and incredibly scratchy (ie too old or no fabric softener ever used). The service is good with some employees, but downright rude with others. There is a lot of "well those are the rules" or "it is what it is attitude". Clearly the property is lacking in re-investment as three of the rooms had toilet paper holders that were all broken. The local rooster calls at 4:45 in the morning were not appreciated either. To top it off, they had the audacity to charge a resort fee on top of the outlandish room rate. I am not sure for what, given the above miscues.

Make more coffee lol
Only one criticism — the coffee. The hotel didn’t offer coffee until just after 7 am— there was always a line and only one pot brewing for regular and decaf each day. The nearest Starbucks or Dunkin was a drive. Everyone had the same idea to get to the lobby early to grab a few cups before they ran out. Not the end of the world, but a pain

Ok, but not enough for the price.
Stay here was nice, rooms are pretty clean, stairwells & doors are dirty. Food and drink are ridiculously expensive, and no vending machines. I ended up going offsite & buying beer & snacks. No microwaves in room. And no real beach. Its just a drop off with stairs to water. Room was very comfortable and pool was great. Thats about it. For the price of admission, you'd think a free breakfast every morning woul be included. Again, we went off site for that.
It was very relaxing and quiet however.
