Amazing location, terrace with breathtaking views
Excellent hotel and location!!! I have visited Rome many times and will stay here every time after this trip. The terrace has an incredible view of the Colosseum and the forum. Watching the sunset from the terrace is a wonderful experience. The rooms are spacious and clean. I strongly recommend this hotel!!

Excellent location. Amazing view from terrace where you can have a meal. Check in with Fabrizio was smooth. He was helpful showing around. Negative: breakfast stuff was unfriendly and we felt unwelcome. Tea/ coffee facilities in the room would be appreciated.

A Nice Hotel that is Showing Signs of Wear
We stayed here in 2014 and LOVED it. We had a room with a view of the Colosseum. We were looking forward to staying here again, but the hotel has definitely declined a bit in the past few years. We couldn't get our previous room, understandable. The room we got had a bathtub IN the room, weird. Wouldn't even think of taking a bath and getting water on the floor. But, the shower was rusty and looking quite dingy. The floor had not been swept well, there were plastic tags and bits of tissue on the floor. The air conditioning seemed to go off during the night and randomly during the day - it got quite warm. The walls are paper thin - our neighbors were early risers and felt the need to yell and laugh all the way past our door. Breakfast was not as nice as it was in the past. It was good, but just not as good as it was. If this had been our experience in 2014, I would not have re-booked. I would have tried something different. For the price, it needs a bit of spiffying up.

Excellent location, really next to the Colosseo! And the rooftop they have can have meal next to Colosseo! But, this is Air b&b, not a hotel. So, watch out check in and check out time. You can't check in at all after 8:00pm! You can't store your bag after you check out

Not what we expected
Entering this place was scary. There were no obvious signs out front, although we did find a small one later. The front doors had broken knockers and when we entered, it looked abandoned. There was a long hall with no signs and some old mailboxes on the wall. There were stairs that led to things we didn’t immediately recognize as elevators. We had no idea where to go. Fortunately, a couple who had been staying there came in and were able to tell us to go to the 7th floor. The elevator was small, so we had to take turns goin up with our luggage. If someone on the first floor leaves the outside elevator door open, it won’t function, so one day when we had to take the stairs from the 8th floor. The elevator doors also looked like someone had once pried them open with a crow bar. At check in we got three different keys and had to go through the manager’s office to get to our room. He was available from 10 am-6 pm, so if you got locked out or needed anything, too bad. He carried our luggage up a wooden staircase, but we had to bring it down ourselves. Positive:The manager was very nice and our room was very clean. The terrace is spacious and has a beautiful view. They have a typical Italian breakfast with bread, but no fruit. Also, no coffee before 7:30 am.

We stayed at the hotel our first night in Italy. Great location next to the colleseum, view from roof top terrace is amazing!

Rude, disgusting reception man, but lovely view
When we arrived at 10 pm, the hotel (that was a B & B) was closed with no after hours number. After 2 hours of trying, we had to pay for somewhere else to stay for our first night. We we went back the next day, I went up the tiny lift first. The extremely rude man at the desk told me my booking for the second night had been cancelled. He told me he had emailed last night. After travelling from another country with no wifi we did not get it. I am female, I had booked it. He said it is not my problem, it is your problem, the room is gone. I was furious! When my husband came up, he changed his tunes. (so dam rude!) Suddenly the rude, rude man found the room we had. The room and place was lovely, but beware reception is open for a small time frame, he will not ring and expect you are on wifi. We lost a night there and had to pay for another night, not impressed.
