Gardens, swimming pools, restaurants, animation team, shows presented, the external visual part of the facilities, employees service on those areas, all of this excellent; I cannot say the same about rooms 5236 and 5238, the lack of maintenance accumulated over the years is evident, in 5238 the air conditioning was never operated despite having reported it and the worst was 5236 in particular infested with cockroaches, it was asked to fumigate it but the service arrived with a mild insecticide that could obviously annihilate the mosquitoes but not the cockroaches, a room change was requested and a very bad attitude from the reception staff on duty. Summary, it is a place to have a good time in the outdoor areas and restaurants, but it is not a good place to enjoy or sleep well in its rooms.

The property is very new and quiet, but it is not in great shape. There are zero dining options and it is very far out of the way. Even the most basic amenities promised were not available. If you need groceries, bug spray, drinks, or anything else, be prepared to drive 25 minutes. I would not stay here again.

Without a car we were stuck with no access to food groceries or a restaurant. There was no transportation available (bike, car, bus, taxi). My Spanish wasn’t good enough to communicate with the staff. There was no shade or place to spend time outside of our room and the weird wakeboard rope tow. Which was out of our budget, interest, and too sunny for people who burn easily!

I was pleasantly surprised at how nice my room was with a newer smart TV, stylish room and bathrooms. Excellent AC. It is off the main highway on the opposite side from the ocean. Cannot see from the road, but the signage was good. Staff was kind and helpful. And for the price it was SUPER great.

We liked that a staff member met us at our car when we arrived after dark. This hotel is indeed quiet and the room configuration was interesting. Great location for us as we needed to stay in-between Playa and Puerto Morelos. The only thing I definitely didn’t like was Internet signal strength at room #3. Signal was so weak I had to re-connect about (it seemed) every 10 minutes.

Super clean. Reasonable Rate. Seeing is believing. At first, we were alarmed at the Mayan Water Hotel. Maps turned us around and the entrance was very minimalist. We thought is was closed. Once we checked in, however, it was fantastic. The cleanest room we stayed in in Mexico! It was very quiet, not what you'd expect on that stretch. We stayed our last night, between Tulum and Cancun. While there is no restaurant on the premises, it was just a short drive to lots of options! It was a good "break" away from the go-go-go we'd been on, trying to do as much as possible. We aren't sure how we happened to get a room there, but lucky us!

Hotel And staff are amazing and very helpful. They do have a restaurant within the hotel that’s open till 6 PM which serves good burgers. Hotel room was very clean. Only issue is that it is 20 minutes before Playa Del Carmen which i was not aware of, but other than that it is very quiet.

You have to park and walk 400 meters away from the hotel. You can not park anywhere around the hotel. There were no carts to use either. Besides that the hotel was quiet. They give you a real key to unlock the door. Would I stay there again. No.
